Appraisal Procedures builds on the foundations established by the Basic Appraisal Principles class. This course delivers a helpful and thorough instruction on collecting and selecting data, inspection procedures, property description, and valuation procedures for the Cost Approach, the Sales Comparison Approach, and the Income Approach.
Numerous real life examples and experiences are shared, which enable the student to connect theory and practical applications presented within the text. The Uniform Residential Appraisal Report (URAR) form is thoroughly analyzed, and the class works through a sample residential appraisal complete with comparable data from the Multiple Listing Service (MLS), data entry, and adjustment grid analysis.
Additional topics covered in this course include writing/communicating the appraisal report, reconciliation, and final value conclusion.
An HP 12C calculator is required for this course.
